Mah Sing Group Easier Loan for first Time Home Buyer.

Mah Sing Group has lauded the initiatives of the government to encourage home ownership, particularly among first-time home buyers.

Since the property sector has bigger multiplier effects compared to other industries, stimulating the sector would result in a huge impact on the country’s wider economy.

In reiterating its wish list for the upcoming Budget 2017, the property developer urges banks to consider easing loan approvals. Notably, Mah Sing hopes that `banks would offer the flexibility of 95 percent financing for first-time house buyers, 90 percent for second homes and 70 percent for those purchasing their third property.

It also hoped that the debt servicing ratio for first time home buyers would be increased from 70 percent to 80 percent, while extending loan tenure from 35 years to 40 years.

“The Government can consider revising the percentage of funds in Employees Provident Fund (EPF) Account One and Two,” it said.

“By increasing the funds in Account Two from the current 30 percent to 40 percent of EPF balances, contributors can have more funds in Account Two to pay the downpayment of their property, reduce housing loan and pay monthly housing loan instalments.”

Meanwhile, utility firms should bear the capital outlay for infrastructure as well as recoup their investment through tariff instead of the present practice of charging the costs upfront to property developers, said Mah Sing.

The connection charges posed by utility companies should be charged reasonably and not based on property prices.

Mah Sing also suggested for the government to reduce land conversion premiums and developer cost charges, as there are heavy compliant costs and could result in cost savings which can be passed by developers to home buyers.

It believed that the country’s housing supply shortage issues may be mitigated by the systematic release of government-owned lands for joint ventures with private property developers to build affordable housing.

“Careful planning and implementation of Government development projects and close monitoring of demand and supply situation will ensure sustainability in supply relative to demand,” it said.

This review hope can give you and your group some preparation before you arrive here.
The owner called this place a BEACH STAY. He did not name it  HOMESTAY because it is not
a Home Stay. He did not name the property a RESORT STAY  because it is not a resort.  This is a beach stay because it is facing the South China Sea. It is the first lot at a beach front property. You can walk to the beach anytime you want. This is also my retirement dream that own a beach front property.

How to reach there?

The best way to reach here is by driving. You can drive and park you car in front of  your room. In Australia, they called this kind of accommodation  a Motel.  You can reach it by two paths. You can search the Google map, type "dynawood beach stay" ,  then, decide which path is most suitable for you to arrive here. The road that come from the Sematan Town is more comfortable drive.

The main building on the ground floor has six rooms which has attached toilet. It has one (1) double Decker Bed. The lower deck has a queen size bed and a single bed on the upper deck. All the six rooms has air conditioning system. The first floor is meeting hall with capacity of 80 persons. It has air conditioning system .

In short, Dynawood Beach Stay at Sematan is an ideal place for a short stay.  This is beach front stay. For those who are attracted to beach front beauty. This place can offer all a beach front can offer. Like sand beaches, etc. For those who are budget concious. You can arrange dinner to be cooked by your family members or take away from Sematan Town. Sematan Town has restaurant provide food catering service and is only some three km away.

Background :

Local Tourism is an source of income for Semantan. The government is promoting Sematan town for local, especially those from the Kuching city with a population of over 600,000.  It is only 120 km from the city centre. You can reach here in about 90 minutes or less depend on your driving speed.

We should be thankful to this owner who has work hard and this is also in line with the government
development program. The project create jobs for the local here. It is manned by the local here.

The owner also has a fruit garden and animal farms. It is free for your viewing.

Water Leakage from Second Floor Residents Unit.

Dear Owners,

We wish to mention that we enconter a few cases of the water leakage each year from Second floor resident units flowing into first floor, then, flow into the ground floor ; Sometime from first floor to ground floor.

Why is this happening, years after years?

1) Case No. One, the water leakage from the floor trap : This is where the water from the water sink and the bathroom flow, when a blockage occur, normally, the occupants themselves try to clear the blockage. if they are not experienced, the whole cover at T- junction joint would drop. Imagine all the water volume flowing down directing to the first floor, then, to the ground floor. Anything along the way would be wet.

The first response from the owner of the first floor and Second floor would do is make complaint and talk about making claim. We are living in a lawful country. Every step is governed by ruls and law. According to the common knowledge, who make the mistake or who cause it would pay for it.

Now, most owner do not aware of the problems, there are a lot of question. like,
Who is reponsible ? Where is the cause of the problem? Is it from the common property or is it from the owners' property.? You may ask, What is common property or what is owners property? What is your rights and what is the rights of your neighbour? Now, we need to see the terms and conditions in the strata ruling ; the common property or the owner property. The managment handle the common property as soon as possible. The owner handle the owners' property. How is the common property defined? Generally, the management handle the common property, like the staircase, the roof, the common corridor, the window at the common corridor, the door at the common corridor. The owner property are things inside the units and belong to the unit.

Now, in short, the water come from second floor, therefore, the second floor owner pay.

2) Case no Two, recently one of the first floor owner forget to turn off the water tap. The water flow through the night. Flood his own office and the water flow down into the ground floor. The ground claim the first floor owner for the damage. Case Closed.
